We encourage a preliminary meeting prior to beginning your home search. The purpose of this meeting is to explain the relationship and nature of the services we’ll provide. Understanding this relationship will clearly outline what our obligations are to each other. At this time we would prepare a search criteria, which would include potential neighbourhoods, a wish list and price range. We can also assist you in pre-qualification for mortgage purposes.

The Search for Your Dream Home

We will launch a detailed search of homes that meet your criteria. When you work with our team, you will be sent homes with matching criteria as soon as they are listed, often up to twenty-four hours before they are available to the general public.  Since we are plugged in to the Kanata market, we are able to give you a heads-up on any potential new listings. Throughout the process we will address any inquiries or answer questions you may have.  We are available to show you homes at any time.

Time is of the essence!  Once you have found your dream home it will be necessary to act quickly.  As highly skilled agents, we will share our expertise and provide you with honest and straightforward advice and negotiating options.  This will allow you to make a decision with confidence.  After reviewing comparable sales, we will prepare your offer to purchase.  A thorough review and explanation of the conditions and clauses contained in your offer is conducted.  We will present the offer on your behalf, convey negotiations and provide you with professional advice. You will never feel pressured and the decision to decline, reject or accept an offer, will always be yours.

The Offer is Accepted

All documents will be forwarded to your mortgage representative for approval.  We recommend booking a building inspection for a time that is convenient for you to attend.  This is an excellent opportunity to familiarize yourself with the property, and potential maintenance that may be required.  Should there be any deficiencies found during the inspection, we will advise you on how best to resolve the issue. We will ensure that all conditions are fulfilled within agreed deadlines, and that documents are forwarded to your lawyer, who will represent you to close the transaction.
